Thiruvananthapuram and Ernakulam Lead in Flat Boom!
 

According to K-RERA report, since 2018, Thiruvananthapuram and Ernakulam districts have ranked at the top in both completed flat constructions and ongoing apartment projects. Following the implementation of the Real Estate Regulatory Authority (RERA) Act in 2017, these figures represent the flats that have completed the full registration process since the following year. In Ernakulam, since 2018, a total of 12,021 flats across 267 apartment buildings have been handed over for occupancy after construction. Currently, construction is underway for 8,460 flats across 180 apartment buildings in Ernakulam, while in Thiruvananthapuram, the total number of flats, both completed and under construction, stands at 20,481. The construction of 10,169 flats across 195 apartment buildings in Thiruvananthapuram has been completed and the units have been handed over. Currently, construction is underway on 144 apartment buildings. These apartment buildings under construction comprise a total of 8,340 flat units, contributing to an overall total of 18,509 flats.

 Since 2018, a total of 60,693 flat units across 1,192 apartment buildings have been either completed or are currently under construction in Kerala. Due to limited space availability, flat construction is expanding to nearby areas. In Kochi, flat developers are focusing on Kakkanad Smart City, while in Thiruvananthapuram, they have shifted towards Kazhakkoottam, near Technopark. The number of flats is lowest in Kozhikode and Thrissur compared to other major districts.  In Kozhikode, 2,909 flats across 45 apartment buildings have been handed over for occupancy, while construction is ongoing for 4,655 flats in 50 buildings, bringing the total to 7,564 flats during the same period. In Thrissur, 4,298 flats across 109 apartment buildings have been handed over for occupancy, while 3,090 flats across 69 buildings are currently under construction, bringing the total to 7,388 flat units. In Kerala, 360 flat construction companies have been officially registered
