Technocity Thiruvananthapuram: Kerala Opens Doors for Private IT Infrastructure Development

Kerala’s flagship IT ecosystem is entering a new phase of expansion as Technopark has invited private developers and co-developers to participate in the development of premium IT and IT-enabled infrastructure at Technocity, the Phase IV expansion of Technopark in Thiruvananthapuram.

Located near Pallippuram, Technocity is envisioned as a large-scale integrated IT township that combines modern workspaces with residential, commercial, and social infrastructure. The project reflects Kerala’s broader ambition to position Thiruvananthapuram among India’s leading technology and innovation destinations.

A Major Opportunity for Private Developers

As part of the latest initiative, Technopark has made available multiple government-owned land parcels on long-term lease for private participation. The available plots reportedly range from small parcels of around 69 cents to larger plots extending up to 4 acres.

The move is aimed at accelerating infrastructure growth and meeting increasing demand from IT companies, Global Capability Centres (GCCs), and technology firms seeking expansion opportunities in South India. Industry experts believe that involving private developers can significantly speed up the development of Technocity and improve the overall quality of infrastructure.

Technocity: More Than an IT Park

Unlike conventional technology parks, Technocity is being developed as an integrated township. The vision includes:

  • Premium IT office spaces
  • Residential developments
  • Commercial and retail facilities
  • Hospitality infrastructure
  • Healthcare and educational institutions
  • Lifestyle and recreational amenities

The township model is designed to create a “live-work-play” ecosystem for professionals and businesses.

Spread across hundreds of acres, Technocity is expected to become one of Kerala’s most ambitious infrastructure projects, with the potential to generate large-scale employment opportunities in the coming years.

The QUAD Project Driving Growth

A key component of the Technocity expansion is the QUAD project, a large integrated micro-township under Technopark Phase IV. The project includes IT towers, commercial complexes and residential infrastructure.

Recent reports indicate that construction work on the QUAD project has already commenced. The first phase alone is expected to create thousands of direct jobs and add substantial premium office space to Kerala’s IT sector.

Technopark has also invited Expressions of Interest (EOIs) from qualified co-developers for additional IT buildings and commercial facilities within the QUAD campus.

Strategic Advantages of Thiruvananthapuram

Technocity’s growth is supported by several strategic advantages:

  • Availability of skilled IT talent
  • Competitive operational costs
  • Expanding highway connectivity
  • Proximity to Vizhinjam International Seaport
  • Established Technopark ecosystem with hundreds of companies

Technopark currently hosts over 500 companies and employs tens of thousands of professionals, making it one of India’s major IT ecosystems.

The state government is also actively promoting emerging sectors such as AI, robotics, automotive technology, blockchain, and deep-tech innovation within the region.

Rising Investor Confidence in Kerala’s IT Sector

The invitation to private developers highlights growing investor confidence in Kerala’s technology infrastructure sector. Large national and international firms have already shown interest in expanding operations in and around Technocity.

With upcoming projects such as Digital Science Park, Kerala Space Park, and emerging technology hubs, Thiruvananthapuram is steadily evolving into a major innovation and R&D destination in India.
